SITE IMPROVEMENTS INCLUDE CIVIL FEATURES SUCH AS GRADING DRAINAGE AND RETENTION ACCESS AND CIRCULATION PARKING FOR STAFF AND VISITORS EQUIPMENT AND SERVICE VEHICLE STORAGE AND PARKING AREAS FIRE ACCESS AND UPGRADES AND IMPROVEMENTS TO ELECTRIC AND WATER UTILITIES. THE MAINTENANCE FACILITY INCLUDES AN INDOOR MAINTENANCE SHOP FOR FOUR LOCOMOTIVES AND / OR PASSENGER CARS STORAGE/WORK ROOMS AND OFFICES. THE SHOP AREA INCLUDES BOTH A HEAVY REPAIR TRACK USED FOR MAINTENANCE AND INSPECTIONS AND A SECOND TRACK USED FOR OTHER MAINTENANCE ACTIVITIES. THE HEAVY REPAIR TRACK IS SERVED BY A CONCRETE MAINTENANCE PIT AND PLATFORMS THAT PROVIDE ROOFTOP ACCESS TO LOCOMOTIVES AND RAILCARS. THE FACILITY ALSO INCLUDES A PARTS STOREROOM A MACHINE SHOP LOCKER AND BREAK ROOMS AND AREAS FOR MAINTENANCE AND MECHANICAL/ELECTRICAL/PLUMBING EQUIPMENT. THE OMF WILL ALSO INCLUDE AN OFFICE AREA FOR CONTRACTED AND AGENCY STAFF IN ADDITION TO OTHER COMMON AREAS. PARKING AREAS FOR SERVICE VEHICLES EMPLOYEES AND VISITORS ALSO ADJOIN THE OMF. A SERVICE STATION IS LOCATED AT THE NORTH END OF THE SITE AND MAY ACCOMMODATE FUELING SANDING LUBRICATION WASTE-DUMPING AND WATER-FILLING INFRASTRUCTURE. THE OMF ALSO INCLUDES NEW AND RELOCATED TRACK TO SERVE THE MAINTENANCE FACILITY AND SERVICE STATION. FROM THE NORTHERN MAIN LINE TIE IN A SERVICE TRACK WILL TRAVEL SOUTH AND SPLIT INTO TWO SERVICE TRACKS THAT WILL PASS THROUGH THE MAINTENANCE FACILITY BEFORE MERGING AND CONNECTING TO THE SOUTHERN MAIN LINE TIE IN. ADDITIONAL TRACK RELOCATIONS AND ADDITIONS WILL BE COMPLETED TO MAINTAIN ACCESS TO EXISTING SERVICE AND STORAGE TRACKS. ; EXPECTED OUTCOMES: AMONG OTHER BENEFITS THE OMF WILL: --ELIMINATE DOCUMENTED RISKS TO EMPLOYEES FROM THE OUTDOOR MAINTENANCE OF ROLLING STOCK AS WELL AS THE USE OF PORTABLE EQUIPMENT ON UNEVEN TERRAIN --PROVIDE A CLIMATE-CONTROLLED AND DURABLE WORKING ENVIRONMENT WHERE TOOLS AND PARTS ARE CLOSE AT HAND--REDUCE THE COST AND TIME REQUIRED TO COMPLETE MAJOR MAINTENANCE TASKS--ALLOW RIO METRO TO DEMOLISH DILAPIDATED BUILDINGS DATING TO THE 1950S/1960S--IMPROVE RESILIENCY TO FLOODING AND ELIMINATES WEATHER-RELATED INTERFERENCE WITH MAINTENANCE TASKS--ELIMINATE EXPOSURE OF FUEL LUBRICANTS AND FLUIDS TO WEATHER EVENTS--MITIGATE CONCERNS IDENTIFIED IN PHASE I AND II ENVIRONMENTAL SITE ASSESSMENTS ASSOCIATED WITH PAST RAILROAD USE--REDUCE EXTERIOR LIGHTING NOISE AND DUST LEVELS TO SURROUNDING NEIGHBORHOODS--REMAIN LOCATED NEAR THE DOWNTOWN ALBUQUERQUE RAIL RUNNER STATION WHICH MINIMIZES DEADHEAD; INTENDED BENEFICIARIES: THIS PROJECT WILL PRIMARILY IMPROVE THE WORKING CONDITIONS FOR THE EMPLOYEES WHO MAINTAIN RAIL RUNNER ROLLING STOCK.
